Easyway offer 2 options for the letting of your property. The ‘correct’ option is subjective and depends on your experience, skills and time available. Each option has advantages and disadvantages but you should carefully consider which option is best for your particular circumstances.

              

1) Tenant Find Only

  • Advice on rent levels
  • Advice on ensuring property is adequate for letting
  • Property Marketing includes:- Window Display, online at Easyway.co.uk, Zoopla, Prime location, Facebook, twitter,Mail shot existing client list,Local Press advertising
  • Full Tenant Reference including:- Credit Check, Income/Affordability Assessment, Employer Reference*, Existing Landlord reference* (* if applicable)
  • Guarantor references (If Required)
  • Tenancy Agreement
  • Standing Order set up for monthly rent
  • First months rent collected
  • Deposit collected and held in statutory tenancy deposit protection scheme

Once the tenancy has started, the owner (landlord) undertakes all management of the property

2) Full Management Contract 

In Addition to Tenant Find Only service

  • Arrange for a Gas Safety Certificate CP12  (At additional cost)
  • Complete Inventory of property with regular inspection visits usually every 3 months
  • Inform local authority and water board of new tenancy
  • Assist tenants in setting up utility bill accounts
  • Rent is collected by Easyway each month then forwarded to Landlord
  • Monthly statement issued to Landlord
  • Maintenance and repair issues resolved (Cost of repairs taken from rent received)
  • Notices to quit, none payment of rent and Eviction issues resolved
  • When tenancy ends complete full evaluation of property condition, and assess damages 
  • re-take meter reads and ensure accounts are transferred
  • remarket the property as soon as possible to minimize vacant days at the property
